You are going to need some help with your unit at some point during the school year if you are a tenant. If you are not a student these numbers are also helpful for you.
If the problem is urgent such as lack of heat, water, gas, electricity etc., these are called VITAL SERVICES. If you cannot reach the City of London during non-office hours and you are in this circumstance call the Police or Fire Dept. at their non-emergency number in the Yellow Pages.
Of Course in a TRUE EMERGENCY, Please use your own judgement when you call 911
City of London Property Standards Dept. 519 661-4660 After Hours call 519 661-2500 and follow Voice Prompts.
The Investigative & Maintenance Enforcement Unit of the Ministry of Municipal Affairs & Housing - Call 1-888-332-3234 - When the representative answers ask them to connect you to this unit and ask them for their direct number if you choose. It can always be accessed at 1 888 332-3234
The Landlord Tenant Board can answer any question on the Residential Tenancies Act and explain your rights and responsibilities as a Tenant in Ontario. The Representatives will also explain the duties and legal responsabilities of a landlord in Ontario.
Your Landlord and The Contact Person/Maintenance Person ....It is vital that you write both phone numbers down on the sheet with the numbers above on this sheet. Many landlords are located out of town and they only have representatives in London. You need BOTH phone numbers and both addresses if maintenance problems arise.
At times, tenants complain of roaches, mice and yes even rats, mould etc. In this case call the Middlesex London Health Care Unit at 519 663-5317. They will send someone out to inspect the problem.
It is ideal to maintain a positive relationship with your landlord and building manager. However, each tenant must choose when it is time to take the problem to the next level. The steps explained in this information column are the same ones I have given out to tenants across London and on Kipps Lane for the past four years. Some work faster than others but they do get results.
Document all steps you take in writing and with photos (digital are best but disposable cameras are cheap and film finishing is cheap). Proof is vital when it comes to proving the problem is real. If you have any questions contact me at
